El Tezal has become one of Cabo San Lucas’ most visible growth zones, filled with new condominiums, residential communities and businesses. But residents are increasingly asking whether the infrastructure beneath that growth can keep up.
Fresh local reporting cites the Consejo Ciudadano del Tezal warning that development has advanced faster than planning and that the lack of a partial development plan is complicating the area’s hydraulic network and water-supply challenges.
Growth meets infrastructure
The issue matters well beyond a single neighborhood. El Tezal illustrates one of the central questions facing the Los Cabos real-estate market: what happens when residential demand grows faster than roads, water systems and other public services?
For buyers, infrastructure is becoming part of due diligence. Water storage, delivery systems, cistern capacity, HOA planning, road access and future construction nearby can be as relevant to everyday ownership as finishes or views.
For developers and government, the challenge is larger. Los Cabos continues to attract investment and new residents, but successful growth requires planning that extends beyond individual property lines.
El Tezal remains attractive because of its central location between downtown Cabo San Lucas and the Tourist Corridor. That popularity is precisely why its infrastructure deserves attention.
The story is no longer simply how much Cabo is building. It is whether essential services are growing at the same speed.
